Yes, a family-friendly condo “close to innumerable” family-friendly bars.
While it is often easy to brush off condos of this size for the huge maintenance fees (something of this size is usually 800+/mo), the fact that this one has ridiculously low fees should picque one’s spidey senses. In short: they are waaaaay too low. This is exactly the type of situation of where the building will need major repair/changes which owners will have to pay out of pocket.
As a general rule, even the very best older buildings (such as 25 Esplanade) have fees in the 50 cents per sq ft range. This is in the low 30s. Buyer beware!

I actually live in this building and have for 7 years (no I’m not the seller). In fact our building has a large reserve fund that exceeds expectations, an excellent board and active community in terms of eco initiatives and maintinance. As per our AGM last week there are absolutely no repairs on the horizon that require out of pocket expenses and the financials for the condo corp appear in great shape. Everything is well budgeted for and maintained. It’s a low frills building but well managed and run and that keeps our maintenance fees the lowest in the neighbourhood.
Bob, I also disagree with you- The fact that this particular building has low condo fees is because it is extremely well built and well managed. The original contractors did not cut corners when building it (as is now so common for new buildings, therefore resulting in instantly high condo fees).
Not only is this building well maintained, but it is indeed true that the reserve fund for this building is one of the best in the entire King West area.
Also in reference to the article comment saying this is potentially not the place for young families- one only has to live in or visit Liberty Village area to know it boasts a healthy mix of downtown vibe AND plenty of young families- drawn there because of just that.
This wont last long… very nicely priced, great maint fees and a nice layout.. indeed… Bob seems to think the address here was Cityplace which was built with poor workmanship, terrible materials and is falling down where maintenance fees are scheduled to go up.. Was the staging sponsored by Urban Barn (aka the IKEA of Queen West)? Drab furnishings to go with the stock condo. Grim.
At $500 per sqft and the extremely low maintenance it’s a decent deal, however there is nothing special about this space (or their decor). It’s pretty drab; from the laminate flooring, black appliances to the bathrooms that need complete overhauls. Granted those are all things that can be changed, you’d probably have to put, at minimum, 50K into this place (I’d redo the kitchen as well), the problem though is at $685K (more if you add what you’d spend in a reno) there are plenty of spaces out there that are completely turn-key modern with real hardwood flooring. (Yes, I f*%@ing hate laminate.)
I am totally diggin’ the modern change table or whatever it is in the baby’s room though (on the left), that is the only standout piece in this place.
interesting, but i’d stick to my house in the city with my kids…nothing special about this space….lack of creativity and detail…i’ve seen better spaces on this site.
I actually love the look of this space- clean, bright, modern. Lots of individual unique pieces and fixtures (eg: mirror, chair and feature wall in living room), but the pieces aren’t what you are buying anyways, it’s the amount of sq ftg that makes this condo amazing in King West.It’s the size of a small house and its 2 storey layout makes it more interesting than most. Thumbs up from me!
