The Place: A two-level unit in the Creed Building, a former fur storage facility that was converted to lofts in the 1990s. (We featured another of the building’s 19 units about two years ago.)
Bragging Rights: There are two entrances: one inside the building, and one private street entrance just for this unit. That’s a potential selling point for any would-be hermits that don’t want to make small talk every time they come home from work.
Big Selling Point: With a 662-square-foot main level and a 773-square-foot lower level, the space is large, especially compared to newer downtown digs. The monthly maintenance fees work out to about 55 cents per square foot.
Possible Deal Breaker: The lower-level bedroom could be considered a basement, the very mention of which is enough to scare some people off—but thanks to an open space on the main level and a wall of windows above, the room still gets plenty of natural light.

This is quite a buy. Not for everyone; the whole two-levels-one-of-which-is-basically-a-basement thing I can’t imagine is attractive to everybody (especially older folks with knee problems). Additionally, a private entrance straight to the street might be more of a hazard than it is a benefit of privacy. All that aside, the area’s great, and you get a considerable amount of square footage for your buck – plus, it’s a unique condo – not a bland-looking shoebox by any standard.
However, I’d caution that the maintenance will probably clear $900, perhaps even $1,000 by 2020. While it was CONVERTED in the 1990’s, the building itself was around much before that. Not much is said of the quality of the construction, but structurally, this is a much older building than what might be let on. It would be advisable to account for this possible increase in your long-term plan.
What the hell has happened to the concept of affordable housing? Ridiculous pricing.
$786.66 is a high price to pay for maintenance that includes common elements but doesn’t list what they are.
Otherwise, $659,000 is a decent price to pay for a unique space in a building that’s not multi-storied like some condos. There aren’t that many building condos with 2 levels. If I was a buyer with that kind of money, I’d consider it.
The Creeds Building’s design has great bones and is more desirable and has style compared to many other square and boxy building conversions from manufacturing facilities to housing units.
