Address: 1636 Dundas Street West , Unit 6
Neighbourhood: Little Portugal
Agent: Alex Brott , Keller Williams Referred Urban Realty Inc.
Price: $449,000
The Place: A large one-bedroom condo on the second floor of a boutique building in the Brockton Village section of Little Portugal. There’s a den off the kitchen, a balcony for barbequing, an underground parking spot and a five-piece washroom.
Big Selling Point: It’s rare to find such a stylish condo so close to downtown for under $500 per square foot (assuming the price stays that low after the offers come in).
Bragging Rights: This is a boutique building, which means fewer noisy neighbours to deal with. In fact, this unit shares only a single wall with another unit.
Possible Deal Breaker: Although this stretch of Dundas West has sustained a number of hipster hangouts in recent years, it’s still a bit grungy. The buyer should be ready to share the streets with customers of the cheque-cashing business and bathhouse nearby—some of whom are perfectly nice people, to be sure.
By the Numbers:
• $449,000
• 900 square feet, approximately
• $396 in monthly maintenance fees
• 8-foot ceilings
• 1 five-piece washroom
• 1 bedroom
• 1 balcony
• 1 den

Possible Deal Breaker: Although this stretch of Dundas
West has sustained a number of hipster hangouts in recent years, it’s
still a bit grungy. The buyer should be ready to share the streets with
customers of the cheque-cashing business and bathhouse nearby—some of
whom are perfectly nice people, to be sure.
For those of us who ACTUALLY live in the neighbourhood, hacksaw incident aside, this is a little judgey. Great places on the street include the new Bikes on Wheels, the Portuguese bakery, OMG Bakery, and an amazing No Frills. The “sharing” the streets are also families, young urban peeps, and a whole host of interesting cats, regardless of your tone-deaf characterization.
Paulie is right – there is nothing but upside in this hood. Great place with great people. I’ve lived there for 5 years and I couldn’t tell you where the bath house is.
My personal taste in shared walls is this ; if you can put your fist through it, look elsewhere for a guarantee of peace and quiet :< )))))))
I simply cannot believe that Toronto Life is suggesting that its readers would—even for a moment—consider living in the vicinity of poor people who actually have to patronize a cheque-cashing business.
Insulting, to be sure.
Hope no one here bought the unit – the contractor working on the roof left the building unsealed before the heavy rains of late May and the units on the two highest storeys have been destroyed completely.
