No. 10: South Riverdale

Average sale price: $902,617

Riverdale has a reputation as a pricy, gentrified neighbourhood for families with seven figures to spend—and that’s a fair assessment. But nonRiverdalers might not realize that the area also has a large supply of smaller semis and row houses that sell for a whole lot less than the usual detached Victorians. Since the Toronto market entered its summer slump, two-bedroom properties in the area have been selling for between $600,000 and $800,000. That’s not much more than the cost of a downtown condo (and a condo doesn’t come with a postage-stamp lawn to call your own). As for the perks, the east-end dining scene has grown by leaps and bounds. Recent additions include Gare de L’Est, a French bistro on Dundas, and the buzzy Broadview Hotel, which occupies the former Jilly’s strip club.
