Sale of the Week: the $910,000 Church-Wellesley semi that proves a dated design is no deterrent
Address: 30 McGill Street
Neighbourhood: Church-Wellesley Village
Agent: Michelle Read, Sutton Group Associates Realty Inc., Brokerage and Cathy Mei, Homelife Landmark Realty Inc., Brokerage
The Property: This Church-Wellesley semi resides on a quiet cul-de-sac sandwiched between the Ryerson University campus to the south and condos to the north. It has floor-to-ceiling windows, cathedral ceilings and walls of exposed brick.
The History: Several of the home’s design features are characteristic of the 1970s, including its floor-to-ceiling wood-burning fireplace and underground garage. The home’s furnace, air conditioner and roof have all caught up with the times over the last nine years.
The Fate: Like many neighbourhoods in the downtown core, Church-Wellesley is losing older residents as younger buyers flock to the numerous condo projects going up on nearby Carlton Street. The buyer of 30 McGill will find himself living in an increasingly young, professional milieu.
The Sale: The agent played down the home’s dated appearance with minimalistic staging, which emphasized the home’s spaciousness and tall ceilings. Ultimately, the exposed brick walls and downtown location were dealmakers. The home attracted one offer on the review date. After a bit of negotiation, it was taken off the market after six days.
By the Numbers:
• $910,000
• 1,574 square feet
• 103 per cent of list price
• 6 days on the market
• 3 bedrooms
• 2 bathrooms
• 1 offer
• 1 wood-burning fireplace
• 1-car underground garage

315257 This kitchen is probably in for some changes. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-3-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-3.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-3.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-3/ toronto-sale-of-the-week-30-mcgill-street-3 0 0

315259 The family room is on the second floor. The brick around the wood-burning fireplace continues all the way up to the third storey. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-5-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-5.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-5.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-5/ toronto-sale-of-the-week-30-mcgill-street-5 0 0
315260 There are two bedrooms on the second floor, including this one, which doesn't have any windows. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-6-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-6.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-6.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-6/ toronto-sale-of-the-week-30-mcgill-street-6 0 0
315261 This bedroom is a little larger, and does have a window. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-7-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-7.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-7.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-7/ toronto-sale-of-the-week-30-mcgill-street-7 0 0
315262 The two second-floor bedrooms share this bathroom. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-8-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-8.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-8.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-8/ toronto-sale-of-the-week-30-mcgill-street-8 0 0
315263 The master bedroom is on the third floor. If you were to peer over that ledge, you'd see the family room below. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-9-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-9.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-9.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-9/ toronto-sale-of-the-week-30-mcgill-street-9 0 0
315264 The master bathroom has wall-to-wall carpeting, which raises some obvious questions (maybe best left unanswered) about how the previous owners dealt with spillage. https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-10-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-10.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-10.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-10/ toronto-sale-of-the-week-30-mcgill-street-10 0 0
315265 And here's the backyard, which apparently has a very nice flower bed. (It wasn't in bloom when this photo was taken, though.) https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-11-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-11.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-sale-of-the-week-30-mcgill-street-11.jpg 1200 800 [] https://torontolife.com/real-estate/sale-of-the-week-30-mcgill-street/slide/toronto-sale-of-the-week-30-mcgill-street-11/ toronto-sale-of-the-week-30-mcgill-street-11 0 0

One weird house. A master bedroom that overlooks the family room without a concealing wall? That’s great for privacy, isn’t it?
I feel like there’s a “right buyer” out there somewhere, but it won’t be the bulk of the market, that’s for sure.
The important thing to remember here, although they got a huge amount over the asking price, how much over market value did they get?
wow…Toronto is wacko! over asking for parquet flooring and then another $100K for renovations?! Who bought this house for over asking?!!!
Too bad Mary Serniak didn’t see this one, perhaps she would have bid and won. Perfect for Philip Serniak!
almost a million, eh?
