Address: 86 Geary Avenue
Neighbourhood: Wallace-Emerson
Agent: Cyril Da Silva, Homelife/Cimerman Real Estate Ltd., Brokerage
Price: $1,199,000
The place: A two-story triplex in a semi-hidden industrial enclave beside the Dupont Street rail corridor.
The history: Two architects bought this 1920s triplex about five years ago, then completely gutted and remodelled the inside. The wooden staircase is now the only original feature. Some of the upgrades include heated bamboo floors, a balcony off one of the master bedrooms, and improved landscaping.
Big selling point: The neighbourhood looks a little gritty today, but, judging by the businesses moving into the area, it won’t stay that way for long. According to the agent, Google just leased the third floor of the nearby GH Johnson building—the same place where Bellwoods Brewery is set to open a second location.
Possible deal breaker: The house is split into three units, so anyone who buys it will probably need to become a landlord. Also, there are only two parking spaces, meaning one apartment dweller is getting shut out.
By the numbers:
• $1,199,000
• $3,623.28 in taxes (2015)
• 1250-square-foot owner’s apartment
• 4 bathrooms
• 3 bedrooms
• 3 laundry facilities
• 2 parking spaces

322140 The stairs are pretty much the only original feature left in the house. They definitely look their age, but in a cool way. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-6-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-6.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-6.jpg 800 1200 [] https://torontolife.com/real-estate/toronto-house-for-sale-wallace-emerson-triplex-86-geary-avenue/slide/toronto-house-of-the-week-86-geary-avenue-6/ toronto-house-of-the-week-86-geary-avenue-6 0 0
322141 There are two separate apartments on the main floor. One of them has this tiny kitchen, complete with bar fridge and two-burner cooktop, wedged into the corner of its living room. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-7-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-7.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-7.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-for-sale-wallace-emerson-triplex-86-geary-avenue/slide/toronto-house-of-the-week-86-geary-avenue-7/ toronto-house-of-the-week-86-geary-avenue-7 0 0

322143 The other main-floor apartment is a little more spacious. It has a full-sized kitchen, a combo living area/bedroom, plus this den. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-9-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-9.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-of-the-week-86-geary-avenue-9.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-for-sale-wallace-emerson-triplex-86-geary-avenue/slide/toronto-house-of-the-week-86-geary-avenue-9/ toronto-house-of-the-week-86-geary-avenue-9 0 0

flop. while the neighbourhood has some nicer neighbours coming in, it will take a long time before this stretch is attractive for residents. it’s a noisy, industrial area. even with rent prices getting high, nobody wants to live with a bar fridge and 2 top stove. if i had a million dollars this is not what i’d be buying.
I’m guessing the unit would be geared to a single person who would do just fine with a two burner. Most single people don’t need a 4 burner stove, we’re just brainwashed that we do. Re the fridge, its small,, but if the rent is reasonable then thats not a big deal. Just buy a second bar fridge for $100 and you’re good.
Where did you get the information that Google is moving into the neighbourhood?
A single person… who is going to drop 1.2 million on a home without any bells and whistles? There’s a STUNNING home in Parkdale that couldn’t sell for 1.6, and it’s kitchen had a 6 burner gas stove, and the interiors were to die for. Gooooood luck unloading this one.
Sorry, I wasn’t clear. By “unit” I meant the rental unit, that has the two burner, not the main house, which going by the picture posted has a good kitchen and what looks like a 6-burner gas. So given that, I suppose the 1.2 asking is reasonable, maybe
They must be crazy trying to sell a house for over a 1 million when the area is disaster. First you’re right next to train line so expect to hear a lot of noise. Secondly this is an old industrial area that was know for shady activity. Looks like Toronto is officially out of good homes cause once people start trying to convince you that these areas are perfect, yeah right. Also if I’m not mistaken this is right next to the commercial space that was busted for a growing op.
