The property

A twice-listed three-bedroom house with a spacious backyard.

The history

The sellers purchased this detached Roncey house in 2011, about six years after designer Sarah Richardson added an extension that included a kitchen and an extra bedroom. The sellers further upgraded, redoing the garage and kitchen, adding luxe touches like a built-in wine fridge. Now that their two kids are growing, they’re ready to upsize.

The living and dining rooms are both up front:

The kitchen is at the back of the first floor (and there’s a small washroom in one of the doors to the left):

The backyard connects to the garage:

The den is in the basement:

The fate

The buyers are a young couple expecting their first child, upsizing from a condo elsewhere in the city. They take possession at the end of September.

The sale

The house was originally listed at $1.3 million in May and drew four offers, but when one potential buyer had concerns about the structural integrity, the sellers decided to pull the listing to be safe. A team of engineers found no problems with the property, and the sellers re-listed even higher: $1.5 million. Two offers came in, and the sellers chose to accept the lower offer made by a young, growing family.
