House of the Week: $1.9 million for an immaculately restored Victorian near U of T
ADDRESS: 61 Brunswick Avenue
NEIGHBOURHOOD: University
AGENT: Kevin Alvarez, Royal LePage Real Estate Services Ltd., Brokerage
PRICE: $1,869,000
THE PLACE: A 117-year-old bay-and-gable that’s Victorian on the outside, modern but comfortable on the inside.
BRAGGING RIGHTS: Not only is the home located in one of Toronto’s Heritage Conservation Districts, but it was so lovingly restored in 2010 that it was acknowledged by the Globe and Mail, and its contractor, Alberto Merelles, won a Community Builder award from the Harbord Village Residents’ Association for his work.
BIG SELLING POINT: Your family won’t have to fight for the best bedroom, because all five are spectacular—including one with an oversized bay window, one with its own fireplace and one with a massive terrace. All five have their own ensuite bathrooms.
POSSIBLE DEAL BREAKER: You’ll have some serious existential angst—and an endless debate with your friends—about which neighbourhood you actually live in: aspirational neighbours will claim it’s the Annex; Annex purists will claim that the Annex is only north of Bloor; crafty realtors will, of course, say you live in the South Annex; some will say it’s Harbord Village or simply University; your foodie friends will just know it as the area around Splendido.
BY THE NUMBERS:
• $1,869,000
• $7,031 in property taxes
• 4,300 square feet
• 117 years old
• 6 bathrooms
• 5 bedrooms
• 3 fireplaces

Gorgeous. Whatever happened to Market Value Assessment? The property taxes seem low for a $1.8 million dollar home.
Who The F*#% is doing these commentaries?! I’m not exactly sure when it happened but it has become the most inane drivel. I want to pull my hair out with the repetition and lack of description and imagination. Really, “cool stairs” and “those stairs are amazing” is all you had to say about the beautiful wrought iron winding staircase!? My word. Toronto Life please email me, I could do a better in my sleep.
if I win the lottery ………………….
@Betsey, Relax, this isn’t Architectural Digest!
Quite possibly the most beautiful home ever showcased on Toronto Life’s website. I honestly don’t have one bad thing to say about this house – it’s truly stunning!!
A real stunner, this one. If only I had 2 million bucks…
A gorgeous house. They really paid attention to detail. I think it’s stunning also but the main floor lay out seems a little weird to me as when you walk in, I feel like the dining room is floating in the middle of the room. I think I may have put it near the kitchen but in the back.
Finally, a showcased house that I love, in a neighbourhood that I love.
Now if I could only win that lottery…
I personally went to see this home, I must say, this is one of the best structurally built home that I have seen recently. Everything in this home is solid, with beautifull architectural detail. Although this home was restored everything is newly built from scratch with the highest quality of materials, adding an eye to detail and charm.
In contrast to other reno’d homes I have seen in the area, other homes cannot compare to its quality. You can tell someone put their heart in to building this home.
For the price, location, quality of the home, it is underpriced and a deal!
Very nice house, but boy, it has been staged within an inch of its life. I think every single chair or sofa has a throw or cushion on it!
very nice indeed. TL only wants people like betsey to get mad at the stupid comments, just ignore them. I love this house every inch and so suprised that a 4300 sq ft house which seems so small from the outside exists in the Annex.
Fantastic house in a fantastic neighbourhood. Maybe it’s the U of T alumni in me but I can’t think of any reason not to live in or near the annex if you have the resources to do so. I agree with a previous comment that stated this house is undervalued. A little quick math reveals that the price per square foot is only $435. Not bad at all for the annex if you ask me. A bit of an apples to oranges comparison but the average new downtown area condo seems to be in the $600+ per square foot neighbourhood. Food for thought.
That my friends is some seriously beigey, bougie shit. The exceedingly boring traditional decor, done with such “good taste” is oh so Toronto. Ya’ll need to get out a bit more. I’m going to sleep know.
The downstairs interior is tacky and gaudy. If I wanted the look of an overwraught dream home in Milton I’d move there. I would strip all that awful moulding, add colour, some walls and proper fixtures.
Why oh why oh why do Torontonians gut these beautiful Victorians and make them “open plan”. $2 million on a house and no proper dining room? Really, you have guests over and everyone has to stare at the washing-up whilst eating? Ughh…
I didn’t see the price tag (although it’s in the title lol!) until after seeing the stunning photos of this home. At first, it looked like a small house you would find on the Danforth or somewhere Downtown but I am shocked by the size of the home and reno’s done.
LOL @ Betsey but sometimes she’s right. I don’t bother reading the captions anymore.
I’m really surprised you’re all gushing so heavily over the “details” in this home. I think the details are actually what kill this reno, not the space itself. First of all, calling this a “restoration” is completely inaccurate. Sure, the exterior seems mostly original, but what exactly has been “restored” in the interior? It looks like it was gutted and rebuilt to me (which is fine, it’s just not a restoration). The commented who likened this place to a Milton “dream home” hit the nail on the head. The fireplace mantles, kitchen, staircase detailing, etc. all scream “builder’s quality/design” to me. I’m pretty unimpressed.
Beautiful house. Not sure about the open-concept – even archways to create a sense of a room can do wonders.
To the people who don’t like the comments: don’t read them. They are unobtrusive and off to the side.
To Toronto Life: Can you PLEASE code your photo pages to have some sort of viewing software so we don’t need to reload a separate web page 41 times!? I know you want the ad revenue from the clicks, but it’s not 1997 – time to update your web design.
The article talks up this house. The house could have been spectacular, but you would want to do work on it before moving in even though it has just been redone. I visited it and was disappointed. The finishes look cheap – fireplaces especially and the same tile is used pretty much throughout the house. The beige is nauseating (because its everywhere) and there is no counter space (pedestal sinks) or storage in any bathroom (plus a strange extra bathroom on the third floor which would have made more sense to scrap and extend the tiny room adjacent) and a hideous concrete wall in the backyard. Agree that the neighbourhood is amazing. Too bad the renos missed the mark (the house exterior is nice).
Wow, $2 million and no garage?!?
Has anyone looked at the mechanicals?
I’m definitely unimpressed. By modern and comfortable inside you mean a beautiful house was gutted and redesigned to look like any recently built home in the burbs? That kitchen looks like an Ikea kitchen. Also, the open plan is awful and they need a garden and better fence. I live in an apartment in a beautifully maintained Annex house and my delicate moldings, claw foot tub, leaded windows and gorgeous carved fireplaces are things I would never part with. Obviously this house is staged for buyers thus the bland colour scheme. Maybe with richer wall colours and furniture upholstered with more interesting prints it would do better.
I just wanna hear “winner! gagnant!”…
‘Seriously beigey, bougie shit’ by not so easily impressed!!!
Well said!!
This place is a flip and a cheap one. There was so much potential in this house and it just came out BORING.
Too much money for a half-assed job. When will the Home Depot flipping craze STOP!!

61 brunswick ave is just beautiful but who ever designed it & worst yet staged it needs to update their skills. Everything is just lined up,there is no interaction. All colours are the same, too many sitting areas, one at the front one at the back with a kitchen, dinning room in the centre. Must be hard at a party to hear what your guests are saying at the other end of the house. The whole house is one colour, bathroom tiles are the same in every bathroom which are also used in the kitchen. Does no one have any imagination or like colour. The staging company should of at least added colour but only black, white & afew coloured pillows. What home doesn’t have a tv especially a large screen one. I know very few include them, but why not, it’s apart of most people lives? The bathrooms all have claw tubs, which is nice but they don’t look big enough for someone over 6ft. Alot of people (especially woman) want the sauna/jet style now after along day at work or to just relax. Look around the neighbourhood because there are alot of homes for sale for less with much nicer set ups. I think they need to redo the listing & point out alot of extras especially with this price tag,by the way,its listed for 3 different prices on different websites. It is beautiful!
