Home of the Week: $18.9 million for a two-storey penthouse condo at University and Adelaide
ADDRESS : 180 University Avenue, Penthouse 2
NEIGHBOURHOOD : Entertainment District
AGENT : Kristen Michelle Duern, Robbyn Hayden, Donna Brookes, all with Bayshore Realty Inc.
PRICE : $18,888,000
THE PLACE : Welcome to the high life, both literally and figuratively. This is one of the two penthouses that sit on the 65th and 66th floors of the swish new Shangri-La hotel and condo complex at Adelaide and University (presently under construction ). With 6,700 square feet of space, plus another 2,900 square feet on the terrace, the unit is one of the biggest and most luxurious in all the new towers going up between Bloor and the lake.
BRAGGING RIGHTS : We were leaning towards the trees on the terrace or the view, but in the end settled for the private elevator. Just think: never waiting for, or having an awkward conversation in, your building’s elevator ever again.
BIG SELLING POINT : The view, which is an unobstructed panorama of the downtown landscape, like the CN Tower, Rogers Centre and all the new office buildings. Only the CN Tower, First Canadian Place and Scotia Plaza might offer more sweeping vistas. When all its 214 metres are complete, the Shangri-La will be the seventh tallest building in Toronto.
POSSIBLE DEAL BREAKER : Aside from the Tony Stark-level price tag, its proximity to downtown means you might have to walk to work rather than take the Benz or the chopper.
BY THE NUMBERS :
• $5,021.25 monthly fees
• 6,700 square feet indoor space
• 2,900 square feet of outdoor space
• 7th tallest building in Toronto
• 5 bathrooms
• 4 bedrooms
• 1 private elevator

Think its a little bit silly that they’re showing off a condo that isn’t built yet. I’m guessing those interior renderings were put together by some intern at the architect’s office… and we all know that condo renderings are a lot of smoke and mirrors, and little substance.
this is the height of decadence. almost 20 million for an apartment?? Absurd.
At that price the maintenance fees seem almost reasonable lol
It would be nice if this “home of the week” feature didn’t merely sample the most expensive residential properties available. (I understand that’s the easiest way of finding potentially remarkable homes, but I can’t condone laziness.)
There are some brilliant houses, condos, and apartments that outshine many of these homes that are a fraction of the price. Check this thread on Urban Toronto for starters:
http://urbantoronto.ca/showthread.php?7591-Unique-Houses-in-Toronto
Lastly, I wonder if you’ll ever choose a rental apartment as your “home of the week”. Now I may seem more radical at this point, but why not? I bet those Avenue Road apartments are remarkable: http://www.heritagetoronto.org/news/blog/marta-obrien/avenue-roads-grand-apartments
Open your mind.
Remarkable listing ladies. Reminds me of the advertisement for the 18 million dollar penthouse with the 1.2 million dollar commission sent to TREB Realtors in Aura? Did that ever sell?
On another note what does “swish” mean?
David
Boring. If I had that much money I wouldn’t be living in Toronto… and I was born here.
you guys are all thinking like Canadians. This place will be bought by a Russian oligarch or Arab investor needing to preserve capital, diversify his assets, get some Canadian dollar exposure, have somewhere to park floozies or his kid studying at U of T, etc., when it’s not sitting empty or being rented out for movie shoots.
Does room service come from Momofuku at this place? that would rock.
