Condomonium: $5.3 million for the entire top floor (and more) of The Morgan on Richmond Street West
ADDRESS: 438 Richmond Street West, Penthouse
NEIGHBOURHOOD: Waterfront Communities–The Island
AGENT: Paul Johnston, Right at Home Realty Inc.
PRICE: $5,250,000
THE PLACE: The penthouse unit in The Morgan, an art deco-inspired building designed by Quadrangle Architects and winner of the 2005 Award of Excellence from the Ontario Association of Architects.
BRAGGING RIGHTS: A staggering 2,000 square feet of terrace space. Though there are multiple private areas, the south-facing terrace is the standout: running across the length of the building, the dining area even has built-in heaters so you don’t have to rush indoors once the weather cools.
BIG SELLING POINT: You’ll have the entire top floor to yourself—and then some. Spreading across the whole 16th floor plus parts of the 14th and 15th, the unit is a massive 5,000 square feet. Now you can say “I’ll take my brandy in the east wing” and mean it.
POSSIBLE DEAL BREAKER: You’ll never get over the sneaking suspicion that some of your guests haven’t actually left—they’re secretly living in one of the rooms you don’t regularly see.

• $2,998.08 monthly maintenance fees

Dunno…tough one. I would rather for this price to have floor to ceiling windows with constant views. The Morgan has these boxed up cookie cutter windows that are strange. $1000 per sq feet, maintenance fees are high.. the lobby to my $5mil home @ The Morgan is basic/average at most.. dunno.. think I want more for that price and maint fee. Seems to have an OK layout.. the views and terrace are OK but this is Toronto like how many months can I get outside there around that dining table….dunno…. someone help me decide….
simply amazing…..
It looks cheap. For that amount of money you can buy a house in Forest Hill with enough left over to buy classier furniture and a better kitchen.
You’ll need a priest to get rid of the spirit of that hideous painting in the living room! Otherwise very nice, although hard to justify spending $1000/sqft in a building when the rest of the condos are going for $400-$600/sqft.
love it
if I win the lottery it is MINE
Umm… maybe for the whole building at that price but NOT for one floor! Must be nice to be able to waste money like that. Besides, for that kind of money, I’d rather buy a house and some land.
I’ve always liked this building and this unit is beautiful, but that price is just too high. Though the maintenance fees look daunting, they come in around 60 cents/sq ft which isn’t too bad for a building with a few years on it. Can’t say the same about the price though. I love Toronto and I’m glad we’re growing up but we just aren’t at the $1000+/sq ft of indoor space mark yet. Not for something that isn’t ultra luxury at least. Maybe on a much higher floor in a much more high profile building. But once you factor in the parking and all that terrace space it does seem a bit more reasonable to be honest. Big sticker price shock though. I wonder what $5 mil can get you in the Shangri-La or Ritz-Carlton. What does this building offer? Pool? Gym? Concierge?
With that much parking, that much space, and that many terraces it looks like this one is probably not going to be purchased by any one individual buyer. Probably a corporation or some sort of event management firm in my opinion. Looks like a great party spot.
Nice patio……long, great view
BUT those paintings freak me out
Get rid of them
Looks like a mass-murderer lives there
LOL…subject line: condomOnium?????
Love! this is modern done right–(take note Eastlake) simple, good materials and a warm palette.
i think this is the painter:

I dunno, I kind of like them, though I’d need a Wilt Chamberlain lifestyle to live here.
