Condomonium: $1.1 million for an updated Yorkville condo with terraces straight out of London
ADDRESS: 18A Hazelton Avenue, Unit 405
NEIGHBOURHOOD: Yorkville
AGENT: Daiva Dalinda, Royal LePage
PRICE: $1,100,000
THE PLACE: A thoroughly updated two-level suite in one of the oldest condos in Yorkville. The mixed-use building is located a few steps (like, six) from Hazelton Lanes.
BRAGGING RIGHTS: Overlooking the historic Victorians along Scollard Street, the brick terraces feel like they’ve been brought in from London—with no need to worry about tumbling panes of glass.
BIG SELLING POINT: A modern reno. The low-rise building may have been built in the 1970s, but the owners recently did a massive overhaul on the unit, tearing down walls to create a decidedly 21st-century open-concept living space.
POSSIBLE DEAL BREAKER: Constructed before this era of escalating amenities (yoga studios! bowling allies! full-service spas!), the building has 24-hour concierge, but that’s it.
BY THE NUMBERS:
• $1,100,000
• $1,672.03 in monthly maintenance fees
• 1370 square feet
• Up to 9-foot-high ceilings
• 3 bathrooms
• 2 levels
• 2 terraces
• 2 bedrooms

Why do even million dollar properties insist on placing the kitchen sink under a cabinet?!! How nice to knock one’s head off every time the sink is used!
Maple was a poor choice but a cheaper choice.
I would be curious to know how much they put into this place to renovate it.. they should have kept their $$$ and sell as is. The maint fees on this place is crazy!! and there is certainly no charm here except maybe when you walk OUT of the apartment & building into Yorkville.Verve is so right, renovate before getting an open kitchen ,island in the middle and put the sink THERE? This place is so not deserving of the price and the maint fee based on only a concierge?! MADNESS!!
Check the terrace walls. They look to be in bad shape. That is likely where the maintenance fees are going. Agree that the reno is a mess. The new owner will likely tear it out and start all over again. Location is the best thing about it.
no bedroom or bathroom pics? – why not show the 2nd floor? what’s hiding up there?
Jam… you really dont wanna know whats up there and why they are hiding this ! LOL… be afraid… be very afraid of this house and the renos and the maint fees! YUK!
The location is superb. Whole Foods, The Yorkville Club gym, world class shopping all on one of the most exlcusive streets in Canada. Maintenance fee might be high for some but others may see this as a steel based on prices of other units in the area with similar square footage.
1.20 a sq ft maintenance. yikes
Completely agree with the assessments here – this reno was either a) cheaply done, or just b) incredibly wastefully done.
First off, the kitchen looks like laminate… for a $1.1M condo, i’d want either acrylic or stainless or real wood cabinets. Layout is boring at best. Why make the kitchen that huge without an island or better seating? Looks like they took a “conventional 500 st ft standard condo kitchen” and expanded it.
Lastly, those condo maintenance fees better include all taxes, utilities, and a bottle of Veuve Cliquot on their doorstep every Saturday because i pay less in RENT than those fees and my place is at least 3/4 as nice as this.
Second, is that laminate flooring? If it’s actual wood, it’s incredibly unattractive – the finish looks cheap.

I would have loved this condo–in 1983. Push the reset button…
