Address: 628 Fleet Street, Unit 3403
Neighbourhood: Harbourfront
Agent: Kenny Shim, ReMax Condos Plus, brokerage; and Stephanie Campbell, Royal LePage Your Community Realty, brokerage
Price: $1,470,000
The Place: A three-bedroom condo with views of the the Toronto Islands and the downtown skyline.
The History: The building is only about four years old, but this particular unit has already been upgraded. The owner added a feature wall that houses a TV and fireplace, a bar with a built-in wine fridge, a dramatic custom headboard in the master bedroom and built-in cabinets in the den.
Big Selling Point: This 2,000-square-footer has as much space as the average Etobicoke bungalow, making it one of those rare downtown condos that’s actually big enough for a family. Also, it offers access to the ultimate kid-friendly amenity: an indoor pool.
Possible Deal Breaker: Billy Bishop Airport is just metres away, which means the buzz of turboprops every few minutes. It could get even noisier if the city opts to allow jets. That said, having an airport within walking distance also has its upside.
By The Numbers:
• $1,470,000
• 2,055 square feet inside
• $1,111 in monthly maintenance fees
• 9.5-foot ceiling heights
• 3 balconies
• 3 bathrooms
• 3 bedrooms
• 2 parking spaces
• 1 locker
• 1 airport across the street
318821 The building is just north of Billy Bishop Airport, which, for frequent Porter customers, might actually be a good thing. https://torontolife.com/wp-content/uploads/2015/06/toronto-condo-of-the-week-628-fleet-street-1-150x150.jpg https://torontolife.com/wp-content/uploads/2015/06/toronto-condo-of-the-week-628-fleet-street-1.jpg https://torontolife.com/wp-content/uploads/2015/06/toronto-condo-of-the-week-628-fleet-street-1.jpg 1200 800 [] https://torontolife.com/real-estate/condo-of-the-week-628-fleet-street/slide/toronto-condo-of-the-week-628-fleet-street-1/ toronto-condo-of-the-week-628-fleet-street-1 0 0

I don’t understand the market for this type of place. Who wants to spent $1.5M on 3 beds by the Waterfront, which is a nothing neighborhood?
That money gets you a nice house or condo with more personality (ie not in a generic high rise) in almost any other neighborhood in the city.
Living room looks like an airport lounge
exactly!
Small rooms, no charm and sterile. You can keep it!
Right you are!
It only looks sterile because it’s staged. People who buy to live in a condo do this by choice, these buildings have quite palacial common spaces like multi purpose rooms, a state of the art gym , spa, swimming pool , board rooms , theatre room , billiards room , library, some have valet parking. It’s a life style for the people who don’t want to shovel snow , mow the lawn . I’m in the business, I’ve seem some nice suite to die for.
But you haters will be hater’s and critics will criticize just to be critical.
Looks nice, good locale, great view, decent interior design, but the price is insane. 1100+ in monthly maintenance? Could never afford this, but cant lie the place is gorgeous.
Did that leather sectional come pre-sagged?
Nicely said… haters will always be haters. Take Brent’s comment, he possibly lives in Scarborough and would rather spend $1.5mil to live in Scarborough versus the life of living in a nice waterfront condo!
for example where ? Scarborough next door to you ? Come on!
You have no clue until you actually go see what this building includes. There are extentions to the suite itself, which are not described. I know because I was involved in finishing this buiding . Compared a lean to in like little Italy or can age town or Riverdale.
It’s as you said , you don’t understand.
King West, Queen West, Trinity Bellwoods, Little Italy, Little Portugal, Leslieville, Riverdale, Danforth…to name a few
Waterfront might as well be Scarborough…totally generic
How exclusive…shared by just you and 2,000 other people. And it’s not exactly a Rosedale crowd down there
That’s just dumb reply, not everyone is using these spaces at the same time, lol 1.5 million doesn’t even get your foot in the door in Rosedale.
1. My point is that these spaces get worn down pretty quick when they’re shared by such a large building
2. My other point is that half of all these downtown buildings are occupied by kids right out of college who trash the place…because Waterfront is one of the cheapest areas downtown

Toronto people are lucky. In Vancouver this unit would be unaffordable, most people could only dream of having a unit this size with unobstructed views and green spaces reminds me of Coal Harbor, but half the price.
Yes it does resemble the First Class lounge with Star Alliance, love those jets.
If you like sailing, water sports, and green space for walks and runs. Its the largest activity zone and safest part of the city. Raising kids isn’t easy, If having healthy family friendly environment is generic then your right.
Beautiful powder room and love the large living room lounge area. This home has a very futuristic and modern look, all I need now is a family with kids. Definitely not designed for a single person.
