Address: 625 Queen Street East, Unit 205
Neighbourhood: South Riverdale
Agent: Alex Brott, Keller Williams Referred Urban Realty Inc.
Price: $459,000
The Place: A one-bedroom unit with a decent-sized den in a 2009 building across from Dark Horse Espresso.
Big Selling Point: It’s rare to find a condo at this price point with such a luxurious master bedroom. Not only is it big, it has an en suite bathroom, two closets and its own little balcony.
Bragging Rights: Private. Rooftop. Deck. By private, we mean no one else has a key and there are high walls on both sides. The possibilities include al fresco dining, herb gardening and nude sunbathing. In fact, why not all three? There’s no one there to judge.
Possible Deal Breaker: The windows face the Don Valley Parkway, which isn’t the most inspiring view. Then again, it’s a lot better than staring at a brick wall. It’s also quieter than facing Queen, thanks to a little dead-end street between the building and highway that acts as a buffer.
By the Numbers:
• $459,000
• $408 in monthly maintenance fees
• 815 square feet
• 1 bedroom
• 2 bathrooms
• 1 large den
• 1 balcony
• 1 private rooftop deck (approximately 400 sq. ft.)
• 0 parking spots
307059 The building is located just to the east of the DVP, in Riverdale. You do realize the private rooftop deck is not adjacent to the unit in any way, right? The developer decided to subdivide the rooftop of the building to sell off terraces separate from units. An interesting idea, but the fact it’s not near to the unit means that any dining would require a lot of schleping.
I went to check this condo out last week. It’s really nice functional space and has a great little silver of the downtown core, perfectly positioned to see the CN Tower from the bed! Unfortunately, that DVP noise is LOUD. Even inside I could hear it, and stepping out on the balcony was anything but relaxing.
But wait, what about that tiny dead-end street that acts as a buffer, surely it drowns out all the noise, right? Just like how being 100′ from the street car tracks totally eliminates all that noise.
I thought this area was ‘Riverside’, why did the city spend all that money on street signs only to get it wrong?
It’s still private and for that unit. Anyone with a back yard too has to haul stuff out and around and even sometimes have to navigate stairs so I am not at all sure that is necessarily a detraction for this unit. I think it is really a nice bonus. Anyway it is likely designed for a younger person, not a geriatric like yourself who must concern themselves with having to “schlep” things. So given that – you need to identify your audience more – you are not the audience for this unit. Thus your comment is essentially moot and didn’t warranted your limited myopic observation.
I think the OP point was that the article makes it sound like the outdoor space is adjoining the unit which is a fair point. You took it in a whole other direction.
LOL obviously hit a nerve with a real estate agent here. :)
