Condo of the Week: $849,000 for a hard loft in a former candy factory in Parkdale
Address: 363 Sorauren Avenue, Unit 307
Neighbourhood: Parkdale
Agent: Sarah Syrja, Royal LePage Real Estate Services Ltd.
Price: $849,000
The Place: A hard loft on the third floor of a six-storey building near Roncesvalles.
The History: Built around 1907 to serve as Robert Watson’s candy factory, the building eventually became derelict rental units popular with artists and artisans who appreciated the high ceilings and ample daylight. When the building was about to be converted into condos a decade ago, the Globe wrote about how the bohemian tenants were making the best of things by selling found objects from the neighbourhood to the invading gentry. The conversion was completed in 2007 and the current finishes mostly date to then.
Big Selling Point: This suite has all the character of a typical hard loft: 11-foot ceilings, antique brick walls and industrial-size windows, among other things. There are two things it doesn’t have in common with other hard lofts, though: open bedrooms and noisy neighbours. The current owner extended the walls all the way to the ceiling to allow for more privacy, and the brick helps keep out unwanted sound.
Possible Deal Breaker: There’s no outdoor space, but the building is right next to Sorauran Park, which has open fields, tennis courts and a weekly farmers’ market. High Park is also within walking distance.

• $849,000
• 1,260 square feet
• $724 in monthly maintenance fees
• 11-foot ceilings
• 2 bedrooms
• 2 bathrooms
• 1 locker
