Condo of the Week: $500,000 to live in a former ball bearing factory near Roncesvalles
Address: 347 Sorauren Ave, Unit 112A
Neighbourhood: Roncesvalles
Agents: Colette Chaput-Villamizar, Royal LePage Estate Realty, Brokerage
Price: $499,000
The Place: A loft on the first floor of a former ball bearing factory.
Big Selling Point: It has all the features that make loft conversions appealing, including huge windows that let in lots of sunlight, soaring ceilings that range from 15 to 17 feet high and a spacious loft bedroom with exposed wood ceilings.
Bragging Rights: The current owner leads Restoration Hardware’s Toronto interior design studio, meaning the next owner probably won’t need to worry about figuring out how to mix the unit’s antique character with new finishes. The modern fireplace, flooring and built-in bench seating already complement the original brick and wood.
Possible Deal Breaker: As with many conversions, there isn’t any balcony or deeded parking. The building is, however, steps to Sorauren Park, which has tennis courts, an outdoor rink and a foodie-friendly farmer’s market that runs year-round. It’s also walking distance from good transit options, including the Dundas West subway station and Bloor GO Station, which will soon offer direct service to Pearson Airport.
By the Numbers:
• $499,000
• $326 in monthly maintenance fees
• 910 square feet
• 48-unit building
• 1 bedroom
• 1 bathroom
• 15-to-17-foot ceilings
• 1 locker
• 0 parking spaces

Great listing, great building, great tour! I love Toursler tours, so does Toronto life, they seem to favour listings that use them!
The built-in bench seating is ridiculous! One bench, ok, but along two full walls taking up far too much floor space for shallow seating. Did the designer think that people wouldn’t have furniture, tables, couches or their own chairs? It should be redesigned and ripped out to maximize floor space.
wow..lived here in the 80’s for $285/mth…very affordable before the gentrification of the neighbourhood drove away all the people of lesser means.
It is always nice to see condo properties with substance and character. If you are looking for a Toronto Condo that fits your style, Budget, and Location, I recommend http://www.ChooseRemax.ca
no parking would be a deal breaker. half a mil you don’t get much in Toronto. One of the reasons I moved to Ajax just a little east .
