Condo of the Week: $475,000 for a two-storey toehold in trendy Riverdale
The Place: A thousand square feet in a faux-Victorian townhouse complex near Queen East. The unit takes up the lower two of four levels. There’s a big master bedroom and den in the basement and an open-concept kitchen and living room on the main floor.
Bragging Rights: Little luxuries abound, including stainless steel appliances, a gas range, engineered hardwood floors, porcelain bathroom tiles and Caesarstone countertops. Perhaps the biggest bonus: no elevators. The owner can open the front door and be at the street.
Big Selling Point: Have you heard about Hamilton Street, where a semi that sold for $545,000 last year went for $845,000 in April? That’s one block away. With charming parks and celebrated restaurants, much of Riverdale is now out of reach for the average buyer. This condo isn’t.
Possible Deal Breaker: Stacked townhouses are built with different materials than high-rises, which sometimes means more noise from neighbours. This one, however, is a corner unit. Fewer shared walls means there’s less chance of yappy dogs disturbing anyone’s sleep.
