This is a transitional area, where many first-time buyers come to bide their time until they can move on to something bigger. Once predominantly Italian, there’s now a healthy number of Portuguese families in the neighbourhood. The homes generally aren’t large and neither are the lots, resulting in affordable prices. Rogers Road has never really taken off as a shopping destination, but Eglinton offers some ethnic groceries and restaurants.

HOUSING STOCK: Most residences were built in the first half of the 20th century. There’s a mix of modest brick and wood-frame dwellings, with some bungalows, and two-storey detached and semi-detached houses.

BARGAIN ZONES: Prices throughout the area are uniform. The effort neighbours put into maintaining their houses makes the difference—if there’s a dump next door, the price will be lower.

THE VERDICT: This is an area with many starter homes and it offers prices that are rare in elsewhere in Toronto. There are nice parks as well as several good schools, including George Harvey Collegiate Institute, York Memorial Collegiate Institute and Kane Middle School.
